What is Legionella?

Legionella is a form of naturally occurring bacteria that can infiltrate any type of hot or cold water systems. If water systems do not seek to prevent the exitance of Legionella, then the bacteria can thrive and colonies a system under the right conditions.

What does an ACOP L8 legionella Risk Assessment Entail?

Many of our client know they require an assessment, however when at the stage of first contact with us often declare that they are not fully aware of what a Legionella Risk Assessment involves and what we as assessors look for. Below is a simple breakdown of the assessment process and the key factors relating to a properties water system, which we will observe when we visit your commercial or residential property.

Water Temperatures

Natural Thermal Disinfection is the name given to the day to day process of a properties water system protecting itself against the build up of Legionella bacteria. If the cold water flowing through the properties pipes and out of it taps is under 20 degrees Celsius, then that is too cold for the bacteria to exist and thrive within. In a the water heating system is heating the hot water to flow through he pipe system of the property at or above 50 degrees Celsius, then the bacteria will die under that level of heat.

So regardless of the property being residential or commercial, our assessors are trained to quickly ascertain the cold and hot water levels within the buildings water system. Water flowing between 21 and 49 degrees is what we call the Legionella danger zone – But do not worry, if water is recorded in this range there could be a legitimate reason, or we can easily inform you how to rectify water temperatures.

Thermostatic Mixer Valves

Linking in with water temperatures, Thermostatic Mix Valves or TMV’s are a plumbing device that dilute hot and cold water to reduce the hot water distribution temperature in an attempt to reduce the likelihood of scolding of tap users. This naturally brings hot water temperature readings below 50 degrees. If our assessors identify TMV’s, then our assessment will advise on their annual cleaning and services requirements.

Scale Levels

Be it taps, shower heads or any type of water outlets, lime presence can lead to a build up of bacteria. Our assessors will visually inspect to ensure lime levels are at a safe reading on outlets and if not our risk assessment will advise on the necessary cleaning action to be taken.

Hot Water Heating Systems

Our assessors will effectively identify all systems used within a property to heat the hot water. All information is listed on the inspections, and documented within your ACOP L8 legionella Risk Assessment.

Expansion Vessels

Expansion Vessels are a common devise to prevent hot water systems leaks within properties as hot water cylinders heat water on a daily basis. If our assessors identify their presence, they will be documented in the risk assessment, along with advise on their annual cleaning and servicing requirements.

Deadlegs

A deadleg is a terms used to describe a water outlet or element of pipework which is either no longer relevant and used within a properties water systems. Our assessors are trained to identify deadlegs and we work together with our residential and commercial clients to advise on their safe presence or removal.
